TOP MISTAKES TO AVOID WHEN CHOOSING A REALTOR
CHOOSING A REALTOR BASED ON THE PRICE THEY RECOMMEND
Many homeowners make the mistake of listing their home with the broker who tells them the highest list price. Sadly, this is the oldest tactic in real estate – tell the seller what they want to hear and compliment the home to get the listing. Instead, you should insist on a well-researched Property Evaluation Report to help determine the realistic value of your home in today’s market. This will also help you select the right pricing strategy. You should select your realtor based on their credentials, and then decide on the price. Never select a broker based solely on the price they recommend.
CHOOSING A REALTOR BASED ON COMMISSION
Keep in mind that lower fees may mean that the broker is either spending less time helping you, or less money on marketing - or both. You’ll want to choose a team with a solid marketing plan, great negotiating skills, a proven track record and the experience to deal with problems as they arise. Remember, it’s not what you pay, but how much you end up with in your pocket that counts.
RUSHING THE PROCESS
This is easily the most common mistake we see. Many sellers mistakenly assume that a house can be properly launched to market within a week or two. Things such as the certificate of location, building inspection, repairs, decluttering, home staging, video, 3D tours and photo shoots take time. Rushing through these steps generally leads to headaches down the road. To make your experience as smooth as possible, plan your move a few months in advance and be sure to engage a realtor early in the process.
