📢 Avoid nasty last minute surprises when selling your home. The importance of the Certificate of Location. 📍
Real Estate Broker Sean Broady from the Broady Windsor Group gives advice to homeowners about the importance of a Certificate of Location if you are selling a home in Montreal, Quebec, Canada.
Did you know❓
🏡 It’s the seller’s responsibility to provide a valid Certificate of Location (Land Survey) when selling
⏰ It must be less than 10 years old and show the property in it’s present state
✅ It has to be prepared by a Quebec Land Surveyor
💲 It typically costs between $1000-$1400
📆 It takes between 3 and 5 months to be produced from the day it’s ordered
👀 It identifies critical info about the conformity of your property that buyers should be made aware of before they make an offer
🤷 There is probably a 50/50 chance that your property has a conformity issue that you are unaware of.
‼️ It is probably the most overlooked legal document by sellers, yet probably the most important. If you’re thinking of selling, order yours a good 5 months before your intend to list to avoid unpleasant, last minute surprises.
